Welcome to The Waterfront Lodges

We've put together answers to the questions we're asked most often. Before giving us a call or sending an email, please take a look through the FAQs below—you'll likely find the answer you're looking for in just a few seconds.

The Waterfront Lodges is a family-run, 3-star room-only accommodation located within Weston Lawns Fisheries. Our guests visit us to enjoy peaceful lakeside surroundings, fishing and wildlife.

We are not a luxury hotel or 5-star resort, and our facilities reflect this. If you're looking for a quiet countryside escape surrounded by nature, we're confident you'll enjoy your stay.

Before You Book

What type of accommodation are you?

We are a family-run, 3-star room-only accommodation. We do not provide breakfast, room service or hotel-style facilities.

Do you serve breakfast?

No. We are a room-only accommodation and do not provide breakfast.

Is there a restaurant or bar?

No. We do not currently have a restaurant or bar on site.

Do all rooms have a hot tub?

No. Only selected room types include a private hot tub. Please check the room description before booking.

Do all rooms have a lake view?

No. Some rooms overlook the lake while others overlook the countryside. Please check the room description before booking.

Do all rooms have a balcony?

No. Only selected rooms include a private balcony.

Do all rooms have air conditioning?

No. None of our rooms have air conditioning.

Every room includes an electric fan. Our countryside location beside the lakes is generally cooler than built-up urban areas, particularly during the evenings.

Do all rooms have a fridge?

All rooms include a mini fridge (Empty)

Do all rooms have a microwave?

No. There are no microwaves inside the rooms. Shared microwaves are provided in the communal areas for all guests to use.

Do all rooms have Smart TVs?

Yes. Every room includes a Smart TV. Guests are welcome to sign in to their own streaming accounts during their stay.

Is Wi-Fi available?

Yes. Complimentary Wi-Fi is available throughout the property.

Are dogs allowed?

Yes.

• £10 per dog, per night when added before arrival.

• £15 per dog, per night if added on arrival.

Is parking free?

Yes. Free on-site parking is available for all guests.

Is the property suitable for children?

Yes. Children are welcome, but they must be supervised at all times due to the open lakes and animals around the property.

Is the property still being improved?

Yes. We are continually investing in and improving the property. Occasionally you may see maintenance or improvement works taking place, but we always try to minimise any disruption.

Check-in & Check-out

What time is check-in?

Check-in is from 3:00 pm.

Reception is open daily from 10:00 am to 6:00 pm. If you are arriving after 6:00 pm, we'll send you self check-in instructions before your arrival.

Can I arrive late?

Yes. Self check-in is available for guests arriving after Reception closes.

Can I check in early?

Yes, subject to availability.

What time is check-out?

Check-out is by 11:00 am.

Can I check out late?

Yes, subject to availability.

Can I leave my luggage?

Yes,  Please ask Reception.

During Your Stay

What time can I use my hot tub?

Private hot tubs are available from check-in until 12:30 am each day.

Why is my hot tub switched off overnight?

All hot tubs automatically switch off at 12:30 am each night to help maintain a peaceful environment for all guests.

Is the hot tub private?

Yes. Every hot tub is for the exclusive use of the room it belongs to.

Are the hot tubs cleaned?

Yes. Every hot tub is emptied, cleaned and refilled between guests.

Is daily housekeeping provided?

No. Rooms are serviced between stays only.

Can I cook in my room?

No. Rooms are not designed for cooking.

Do you provide towels and toiletries?

Yes. Fresh towels and complimentary toiletries are provided.

Can I order takeaway food?

Yes. Local takeaway restaurants can deliver directly to the property. Please include your room number when placing your order.

Animals & Grounds

What animals can I see?

Our grounds are home to a variety of friendly animals including alpacas, goats, sheep, ducks, geese, chickens and other farm animals.

Can I feed the animals?

Yes. Animal feed is available to purchase from Reception for £3.

Please only feed the animals using the food we provide.

Can I walk around the site?

Yes. Guests are welcome to explore most of the grounds and enjoy the lakeside walks.

Some areas are private, undeveloped or used for fishery operations and are therefore restricted. Please respect all signs and barriers.

Fishing

Is fishing included with my room?

No. Accommodation and fishing are booked separately.

Can I fish during my stay?

Yes. We are located within Weston Lawns Fisheries. Fishing is available to registered overnight guests and day anglers who have pre-booked a fishing ticket.

Do I need to pre-book fishing?

Yes. Fishing must be pre-booked and is subject to availability.

Is fishing suitable for beginners?

No. Our fishery is intended for anglers who already know how to fish. We do not provide lessons or tuition.

Do I need a fishing licence?

Yes. Anyone aged 13 or over must hold a valid Environment Agency Rod Licence.

Do you provide fishing equipment?

No. We do not hire or provide fishing rods, tackle, bait or any other fishing equipment.

Can I fish from my room or balcony?

No. Fishing from balconies, patios or around the accommodation is not permitted.

Can I reserve a fishing peg?

Yes. Pegs are allocated when fishing is pre-booked and are subject to availability.

Can day visitors fish?

No. Fishing is available only to registered overnight guests staying at The Waterfront Lodges who have pre-booked fishing.

We do not offer fishing to day visitors or non-residents.

Booking & Policies

Can I upgrade my room?

Yes. If a higher room category is available, we'll be happy to offer an upgrade. Upgrade charges vary depending on availability.

Can I request a specific room?

Yes. We'll always do our best to accommodate requests, but specific room numbers cannot be guaranteed.

Is smoking allowed?

No. Smoking and vaping are not permitted inside any room.

Are parties allowed?

No. Parties, events and excessive noise are not permitted.

What are your quiet hours?

Please respect other guests by keeping noise to a minimum between 10:00 pm and 6:00 am.

Can visitors use the accommodation facilities?

No. The accommodation and its facilities are reserved exclusively for registered overnight guests.

Can I cancel or change my booking?

Your cancellation and amendment options depend on the rate you selected when booking. Please refer to your booking confirmation.

Is Reception open 24 hours?

No. Reception is open daily from 10:00 am to 6:00 pm.

If you require emergency assistance outside Reception hours, you can:

  • Dial 300 using the telephone in your room.

  • Press the intercom button located at any accommodation building or at the entrance barrier.

These emergency contact points are for urgent assistance only outside Reception opening hours. For general enquiries, please visit Reception during opening hours.

Local Area

Is there a supermarket nearby?

Yes. Several supermarkets are within a 10-minute drive.

Are there pubs and restaurants nearby?

Yes. There are several pubs, cafés and restaurants within a short drive.

How far is Coventry city centre?

Approximately 15 minutes by car.

How far is Birmingham Airport?

Approximately 30 minutes by car.

Before You Book

The Waterfront Lodges is a room-only accommodation property located within the grounds of Weston Lawns Fisheries.

Please note:

• Breakfast is not available.
• We do not currently have a restaurant, bar, café or vending machines on site.
• Fishing is available separately and must be booked in advance.
• Fishing is not permitted from room balconies, terraces or within the accommodation area.
• Lakefront rooms overlook our fishing lakes but do not include a private fishing peg unless specifically stated.
• Not all rooms include a hot tub. Please ensure you select the correct room type when booking to avoid disappointment.
• Room features, facilities and views vary by room type. Please review the individual room description carefully before making your reservation.
• As an established fisheries and countryside site, we continually invest in and improve the property. Guests may occasionally see maintenance, landscaping or improvement works taking place around the grounds.
